The three ways a portfolio leaks
- Void time. A unit empty for six weeks because re-letting began when the tenant left rather than ninety days before. This is a calendar problem and it is entirely preventable.
- Slow arrears. Chasing at ninety days instead of thirty roughly halves the odds of recovery, and the amount is larger by then. Ageing, not a status flag, is what makes the difference visible.
- Un-applied escalation. The lease says the rent rises; nobody applied it; two years later nobody wants to raise it retrospectively. The clause was in the contract the whole time.
What this is not
This is a system for owning and managing property, not for selling it. There is no listings feed, no viewings pipeline and no commission tracking. If your income comes from transactions rather than from tenancies, an agency CRM is the right purchase and this is not.
